is there any programs out there that provide money for down payments on homes ?

yes…they are state and county specific……here in florida you can get anywhere from 10K to 35K as long you are a first time homebuyer.
first time homebuyer is defined as not having been on the title of a propperty for the last 3 years……i would encourage you to look at STATE BOND PROGRAMS and COUNTY DOWN PAYMENT ASSISTANCE.
